People searching for EICR cost in Wrexham or Chester usually want a number. We do not publish “from £X” prices on this site, because the figure depends on the installation in front of us — not on a one-line advert. This page explains what actually drives the cost of an Electrical Installation Condition Report, so you know what to tell us when you ask for a quote.

Stewart Rawson Electrical is an NICEIC approved contractor, founded in 2010, based at Jubilee Manor, Sun Lane, Wrexham Industrial Estate, LL13 9RW. We carry out EICRs for landlords, estate agents, homeowners and workplaces across Wrexham, Chester, Gresford, Ruabon, Holt and Penycae. The full explanation of what an EICR is, who needs one, and how Welsh rentals differ from English ones sits on our Electrical Installation Condition Reports page.

What an EICR quote covers

An EICR is a periodic inspection and test of the fixed wiring. It is not a rewire, not a consumer unit upgrade, and not portable appliance testing. The quote is for the inspection, the testing within the agreed extent, and the written report. If the report finds coded defects, any remedial work is a separate quote.

What drives the cost

  • Size and complexity of the installation. A small flat with few circuits is not the same job as a large house, a multi-occupancy building, or a commercial unit with distribution boards and three-phase supplies.
  • The consumer unit and how accessible it is. Locked cupboards, boarded voids, occupied rooms, and difficult meter positions all add time. Clear access on the day keeps the job efficient.
  • Age and condition of the wiring. Older installations often need more careful sampling and more observations recorded. That does not automatically mean a fail — it does mean the inspection takes longer to do properly.
  • Whether the property is occupied. Lived-in rentals need coordination with contract-holders or tenants. Empty properties are usually simpler to schedule.
  • What else you need on the same visit. Smoke and CO alarm work for a Welsh rental, PAT testing, or emergency lighting tests are separate scopes. Ask for them up front so the quote matches the file you need.
  • Faults found — after the report. C1 and C2 items (and FI where your report still treats FI as a fail) need remedial or further investigation. That work is priced when we know what the report says. We will not invent a remedial package before we have inspected. See EICR codes C1, C2, C3 and FI and what happens after an unsatisfactory EICR.

What we will not do on this page

We will not invent typical prices, “from” figures, or case-study discounts. A quote given over the phone or by email for your address is the honest answer. If you are an estate agent gathering paperwork for a Welsh or Chester let, start from our estate agent checklist.

How to get a useful quote quickly

  • Property address and whether the let (if any) is in Wales or England
  • Rough size: flat / house / commercial, and number of bedrooms or floors if known
  • The last EICR if you have it, even if out of date
  • Access contact and any occupied-property constraints
  • Whether you also need smoke/CO alarms, remedials, or PAT
